You care. You just can't always be there.

A parent in a hospital bed, a rehabilitation unit, or an assisted living apartment still needs to sign things — a power of attorney, an advance directive, a HIPAA release, a guardianship petition, a bank form. Families usually find this out at the worst possible moment, and often from several hundred miles away.

Distance isn't indifference. It's just distance.

This is most of what we do. We know how facilities work, what they'll ask for, and how to make an appointment feel calm instead of rushed.

Property checks on the family home

When a parent moves into care, the house doesn't stop needing attention — and the person responsible for it is usually the one who lives furthest away. We inspect and photograph the property so you can see its condition for yourself instead of taking someone's word for it.

  • Exterior and interior condition, fully photographed and dated
  • Confirmation that the property is secure and unoccupied
  • Visible maintenance issues — roof, gutters, water, grounds, pests
  • Documentation before a sale, an estate filing, or an insurance claim
  • Scheduled monthly or quarterly, or one time when you need it

This is property documentation, not a welfare visit. We report on the building — its condition, its security, what's changed since last time — and send you the photographs on an agreed turnaround, same-day when the visit is scheduled for it.

Where our role ends

We are not attorneys and cannot draft your documents, tell you which ones you need, or explain what they mean. Bring us what your lawyer prepared, or ask us for a referral. Notarizing a document we advised you on would be improper.

A notary must confirm the signer understands what they're signing and is acting willingly. If a signer isn't able to demonstrate that on the day, we won't proceed — and we'll say so kindly and privately. That protects your parent, and it protects the document if anyone questions it later.

Maryland sets notary fees by law. We publish all of ours.

$8 per notarized signature and $30 per remote act — the Maryland statutory maximums, not a dollar over. Field inspections start at $30 with Baltimore City travel included. HR work is quoted in writing after a Triage Call. No administrative fees, no document handling fees, no after-hours surcharges.
